He cherished the vitality of equal opportunity and having a chance to achieve ones goals here in America. My name is Dr. Ishnella Kaur Azad. Twenty-six years ago, my father (Dr. Hardam Singh Azad) and I started a commercial real estate investment firm: 5Rivers CRE. Then we branched out to property management for all of the real estate owned by us and our investors. We have never advertised instead we have steadily grown from satisfied customers/investors who promoted us through word of mouth to their friends and family. We have over 3.3 million square feet of commercial retail space, $383M in assets with about $110M+ equity invested with over 280 investors nationwide. Since October 2016 we have focused on buying Class A large big boxed/anchored tenants like Home Goods, Best Buy, Old Navy, Marshalls, Ross etc. in what are called Regional or Power Centers that tend to draw from a radius of up to 50 miles. Our family personally owns at least 20% of every deal and our extended family buys another 10%; we are personally invested in every asset. We guide the property management company, which currently include, 13 employees, so the properties operate as efficiently as possible in order to maximize the returns on investment, whilst protecting the asset for equity growth over the hold time. This protects your % in the property while you receive monthly distributions (starting a couple months post purchase) and then your share of the equity improvement at sale of property. If you flip the sale proceeds into another commercial retail property by doing a 1031 like-kind exchange then the US government allows you to defer taxes almost indefinitely thus comparable to compounding interest.
