We offer low rates ($60/hr or fixed fee) for architectural design services, including rendering, design, drafting, permit preparation and submittals, and construction observation. This is about 50% of the cost of using a standard full-service architecture firm. Projects under 4,000 s.f. are submitted for permit solely by our firm, granted no serious life safety issues are present, which typically aren't. In cases over 4,000 s.f., or when life safety issues are extensive, we work with local engineers to satisfy code requirements and make our permit applications. Even in these cases, our fees are relatively low. Our principal, Brad Hines, has a B.S. and B.A. in Architecture from Washington State University, an M.A. in Architecture from Tokyo National University, and a Master of Green Building Science from San Francisco Institute of Architecture. He has worked in the field since 1997.
