For our investors, we pass the interest rate through to you at the rate of 12% - 15% interest rate. Our borrowers must meet some minimum guidelines to fund: 1. Prove the ability to service the new debt2. Prove the ability to exit the loan in the short duration given of 12 - 36 months3. The property must have a debt service coverage ratio of at least 1.25% to cover the payment4. Borrower must have clear title to the property5. The property must have at least a 50% equity position on the 30 day quicksale value, which is lower than the market value of the property.6. The property must be an investment and show income on a Schedule E for at least two years, or have an 1120 corporation tax return or 1065 tax return for a partnership with a profit/loss statement, and current leases.
