ForeSite Advisory Services, LLC ("ForeSite") is a professional consultancy practice which provides strategic and technical design/construction expertise to commercial and institutional real estate investors. Since the company's inception in 2004, ForeSite has has performed physical due diligence oversight to almost $5 billion dollars in commercial real estate transactions nationwide. ForeSite also oversees approximately $25 million in capital improvement work annually. Functioning primarily as an Owner's Representative in the coordination and management of third-party vendors, ForeSite works closely with both the client's internal acquisition and asset management teams to: 1. Develop capital improvement reposition strategies and budgets for value-add or distressed assets. 2. Oversee all aspects of physical due diligence pertaining to the acquisition of new assets, and work directly with the client's underwriting team to ensure the appropriate allocation of capital reserves are included thereto. 3. Perform peer reviews of all physical and environmental reports, and make rational, concise summary recommendations to Owner. 4. Partner with the client's asset manager to develop multi-year capital and operational budget planning for institutional core and core-plus assets. 5. Provide vision and focus to architectural and engineering disciplines in the implementation of scheduled capital improvement projects, ensuring asset management strategies are implemented effectively. 6. Provide construction oversight of capital improvements and development activity including but not limited to code compliance, permitting, bidding and analysis, contract negotiation, and construction through to project close-out.
