When it comes to real estate investing, there are two ways to get involved: active investing and passive investing. As an active investor, you are earnestly engaged in the management & operations of each and every property you own. This means that you are negotiating contracts, handling debt financing, managing due diligence, screening tenants, writing leases, collecting rent, fixing toilets at 2:00 am and, perhaps, evicting tenants. At a minimum, you are managing the asset by hiring a property management company to deal with tenants and property operations.However, there is a different way to invest in real estate that doesn't require you to find, negotiate and manage the properties; this is referred to as passive fractional investing. The idea is similar to purchasing stocks, in that you own a share of a company. In essence, investing in a multifamily syndication is a way for like minded investors to pool their funds to own a fraction - or percentage - of a company. Together this newly formed company owns a large, commercial multifamily complex. As an ownership group, Growth Vue Properties take on the active investor responsibilities, while the rest of the ownership group takes on a passive role.As your asset manager, my number one focus is to provide a proven and secure asset the drives safe and consistent returns. Choosing the right asset, in the right market, and at the right scale-is the best way to buy large commercial multifamily properties and insulate our risk as an investment group. In addition, buying at such a large scale enhances the economics of the deal for everyone involved: the investors, the property managers and the renters. Hands down, there is no better asset class for building wealth, than real estate. However, most people don't have the time, energy, knowledge or desire to do the work. Therefore, we find, negotiate and manage real estate assets for our investors to give them back their time and grow their wealth.
