I recognized a need for fee-based commercial real estate services to develop, manage, acquire and broker properties since several of my clients did not have an internal real estate function. Based on my reputation in commercial real estate development & brokerage, a variety of real estate investors invited me to represent their diverse commercial property concepts. I created HS Commercial to meet this demand.I spearheaded this process for multiple real estate developments, where I was responsible for:• Connecting investors together for partnership properties• Land selection and acquisition• Confirming appropriate zoning and/or initiating zoning changes• Creating conceptual drawings with architects and civil engineers• Working in partnership with community leaders & their constituents• Hiring contractors that align with the particular project's scope and budget I also provided expertise in:Commercial Real Estate Investment Strategies, Commercial Real Estate Site Selection,, Contract Negotiations, Fee Development Services,, Land Acquisition, Due Diligence, Financial Modeling, Consultation with Building Owners, Capital Improvements, Lease Administration, and Portfolio Optimization.
