As custom Master builders, we prefer the Design-Build Delivery model; Where Design-Builder is placed at the head of project to act in the best interest of client. We will ensure Design professional's plans reflect the Owners desires. We will hire all professionals as required for the project. Our experience dictates who would be better suited to provide proper documentation. We work for our clients, acting in their best interest. We obtains bids and hire all vendors, purchase all materials and assist client through finish selection. We have established controls for all subs and act as buffering layer between client and subs. Advantages: - We places our client at the topr: Timing, cost control, QC of project. These are things where client normally has no control over and only discovers once plans are sent for bids. - Fast track purchase items from preliminary plans. - Reduces change orders. Properly executed documentation and selection has no justification for change orders. Project will be planned ahead, so changes from client will also be minimized. - Ensures product compliance with clients expectations. - We would ideally start from scratch, but may also start with a preliminary idea and work collaboratively with Design professional to document properly, value engineer and control costs.
