Immo Minko Property Management Inc. specializes in the management of privately owned properties. We are unique in our approach, analyzing our clients needs and requirements, thus giving us the ability to manage properties ranging from 1 to 1000 units. We will adjust to the owners specific wishes and create an individualized management protocol for each owner and their properties. Our active portfolio includes residential, commercial, industrial & retail properties and our present mandates include: • Representing local & foreign owners in all aspects of their current and future Real Estate interests & needs. • Managing various residential, commercial & industrial properties. • Preparing annual budgets; year-end reconciliations and accruals and providing monthly owners reports. • Monitoring and approving all aspects of accounts payable/receivable and accounting reports. • Supervising and coordinating maintenance managers, construction projects, maintenance and repair items, subcontractors and vendors, and maintenance staffs for contract requirements and the daily operational activities for properties. • Reducing the accounts receivables for each property to 1%-5% of the total rent roll and the operating expenses by 10% - 30% while maintaining the same quality of customer service at each property. • Negotiating vendor contracts & renegotiating tenant renewals (residential, commercial& industrial properties). • Communicating daily with tenants, contractors, vendors and maintenance and administration staffs. • Dealing with all legal aspects of building maintenance and construction (i.e. Regie du logement, acquiring permits for renovations and construction, vendor contracts, etc.) • Remodelling the building from an average residential property to a high end property. • Developing and implementing new marketing strategies to increase property value.
