Inter-Mac finances the delivery and sale of dignified affordable housing in safe, vibrant master-planned communities in emerging markets. We believe a sustainable housing solution must not only increase the supply of affordable homes but also improve access to mortgage credit with long maturities. Depending on the deal structure and project specifics, we can serve as a construction lender, mortgage lender, loan servicer, and community administrator. Local banks often lack the resources and/or incentives to serve the low-income majority. Mortgage credit can carry significant liquidity risks and cash flow problems for institutions funding such loans with short-term deposits. We understand that duration-matched funding underlies long-term mortgage affordability. We have the ability to hold until maturity all the loans we originate. As a lender with a long-term horizon, our interest is not only to effectively underwrite the risk of our borrowers but also to ensure the quality and durability of the communities as our collateral. Therefore, we play an active role in the design process, setting standards for construction, and the ongoing maintenance and governance of the communities. Currently, Inter-Mac is focused on Latin America, where eliminating the housing deficit would require an estimated $310 billion (a seven-fold increase in current government spending and nearly 8% of the region's GDP). We believe that the public sector cannot surmount this problem by itself; that a long-term solution requires the mobilization of private sector resources. Inter-Mac is a vehicle for mobilizing those resources and offering families a better life and greater opportunities. Our pioneering communities provide dignified housing, secure tenure to property, and essential services such as running water, drainage, sanitation, and electricity.
