Construction Project Management- Coordinate construction and capital projects, as well as manage outside contractors and vendors, and assist with punch lists and repairs- Serve at the onsite project manager and liaison to hotel management and ownership during the construction phase- Ensure timely turnover of property from construction to property team, including assisting with punch lists, compiling building diagrams, photographing and documenting locations of FLS equipment and shut-off valves, etc.- Ensure the hotel complies with all government regulations pertaining to building code and brand requirementsPurchases, Transitions & Turnovers- Conduct assessment of mechanical systems, electrical, plumbing, HVAC, rooms, public space, and heart of the house and compile CAPEX budget for any replacement/repair items- Review engineering staffing model, audit current department SOPs, operations, and safety standards and compile property assessment and suggestions for operational improvement and efficiency Standards & Procedures- Write and implement Emergency Procedures & Safety Standards and Engineering Training Manual and Standard Operating Procedures Manual for Repair & Maintenance specific to the property that addresses brand standards, local laws/codes, and warranty schedulesTraining & Staff Oversight- Recruit, interview, and train new Chiefs/DOEs or other department staff as needed on Engineering Bible/SOPs- Implement a preventative room maintenance program, as well as an equipment maintenance program, specific to the propertyBudgeting & Vendor Services- Prepare the annual maintenance and capital budgets and assist in the preparation of the capital plan- Design and procure necessary materials for engineering shop and develop inventory list for repairs and maintenance- Develop service contracts and ensure superior performance and competitive pricing- Develop energy and water management programs and conservation programs
