Macedon calculates home estimates using state of the art machine learning models which incorporate hundreds of data points on each home. To generate these estimates, Macedon uses a complex ensemble of multiple statistical and machine learning techniques. These include building characteristics such as construction grade, square footage, and HVAC technology, as well as prior sales, comparable properties and proximity to regional points of interest. We also incorporate factors such as crime rate, demographic information, and even air quality.Covering 104 million homes across the US, Zillow's algorithm is less tailored to Allegheny county and the Pittsburgh metropolitan area than Macedon. As such, Zillow is primarily limited to county tax assessor records and prior listing history, which handicaps their estimates during off-market periods with a 10.2% median error. On the other hand, Macedon is able to achieve 6.73% median error. The Zestimate has a broad reach, but only tells half the story.
