Madison Area Community Land Trust buys and holds title on behalf of low-to-moderate income homeowners, who in turn purchase the improvements on the land from the Land Trust. The division of ownership frees the homeowner from financing the land-purchase portion of buying a home, and thereby reduces their initial purchase price; it reduces the volume of interest payments made over the life of the loan; and it bears property tax advantages for the homeowners. In exchange, Land Trust homeowners pay a small land lease fee to the Trust, and agree to a 'resale formula' that ensures affordability to the next homebuyer.
