Property Asset Consultancy was founded by Anna Samuelson and Rob Wills, who bring over 30 years combined experience in the property industry, having worked with a local, national and international clientele. Operating in the commercial, retail and industrial property markets, we specialise in Tenant Advisory and Asset Management Services. Tenant Advisory We provide tenants with advice for every component of the process when securing leased premises. * Lease negotiations – Provide advice and negotiation of existing leases, new leases, options and rent reviews; * Space Planning and premises selection – Conduct property searches and manage the property selection process on behalf of the tenant; * Early surrender, sub leasing and lease assignments – Advice and implementation of sub lease and or lease assignments; * Exit strategy and make good negotiations – Develop and implementation of exit strategies and negotiation of make good or end of lease requirements. Asset Management Consultancy Whether on behalf of an owned or leased property portfolio, we provide experienced, consultancy style Asset Management services. Our support can be ongoing or short term. * Identify and implement cost savings; * Identify and implement value-add initiatives; * Review expiry profiles and identify opportunities and risks. * Co-ordinate property management, leasing and sales staff; * Assist with lease negotiations; * Acquisition and disposal support.
