Description of ServiceRed Door Residential Consulting works on sub-contract, acting as a project coordinator by facilitating the construction process through organization and management of construction documentation. Below is a list of the services that are available:Pre-Design: Liaison between clients, designer, contractor and sub-tradesDesign: Locate project samples, organize a sample board Site documentation Consultant coordinationTender and Construction: Material and Product research and selection; create Finishes Schedule, Window and Door Schedules Material tracking Tender and Construction documentation Create and manage Requests for Quotation, Purchase Orders and Change Orders Sub-trade coordination (RQ's, PO's, Subcontractor contracts and scheduling) Coordination of contract documents Organize and manage specifications Create detailed quantity take-offs and project estimatesContract Administration: Field reviews, progress documentation Liaison with contractor/ sub-contractors Manage and track budgets, including producing Change Orders for additional costs and time Create project schedules; implement schedules Post Construction: Maintenance manual development Organize warranty and maintenance manuals Organize and schedule commissioning Final staging and organization of photo shoot for projectOther: Manage office project paper work (e.g.: RQ's, PO's, Change Orders, design drawings, permit information, budget information, field notes, deficiencies, meeting notes with clients)- all except time sheets and accounting issues Create office procedure manuals; client procedure manuals Provide information sessions for clients about the construction industry and the processes involved with building a new home or renovating Match architects, contractors and suppliers with clients who are building a new home or renovating
