Since the move to the Private Residential Tenancy, the power of occupation has shifted much more in the direction of the tenant rather than the owner... and rightly so! This has undoubtedly created a more competitive market for the better. It also pushes us to look at innovative ways to make the most of our investments when the opportunity allows.Impending tightening on regulations on Short Lets is overdue and now looming, with the first round of changes predicted to take effect in Spring 2021. Lock boxes are expected to be banned, a minimum night rule and length of stay is predicted and general tourist demand will be guided back toward the direction of hotels and regulated guest houses. We are working on a solution through a single portal to allow one partner to advertise across all platforms, both long and short, fully managed or let only options. Our vision is an easy transition from long term rentals throughout what is traditionally known as the student term, to a speedy flip to short term advertising portals and renting over the summer months, when the population swells with tourism.
