Rio Real Estate Services is a full service real estate development, consulting and brokerage company with experience in various types of real estate developments. As the President, Owner, and Sole Operator, I am responsible for all aspects of a development from start to finish beginning with the location and acquisition of raw land through to the completion of fully developed commercial or residential lots, and then to the disposition of those lots to end users. I have experience with various types of developments including retail and light industrial; however since 2003, I have concentrated specifically on single family residential developments. As a residential developer, I perform market studies and then locate and secure the purchase of raw land. I create budgets, investment and lending packages and locate and secure lending and investment funds for each development. I create marketing packages, negotiate contracts and sell pre-developed lots to home builders. I hire and coordinate with third party professionals such as engineers, architects, surveyors, attorneys, and environmental consultants to assist in creating land plans, renderings, and civil engineering and construction plans. I work with cities and other governmental bodies to approve and permit the plans, and I hire contractors to construct or install roads, water and sewer service, electricity service, drainage, lighting, landscaping, etc. to complete a fully developed project.
