Community Housing Development Corporation (CHDC) has provided stability to Minnesota residents and communities for more than 20 years as a nonprofit developer and owner of 44 properties with more than 4,313 affordable units. CHDC's properties provide housing for more than 5,000 residents. CHDC was founded on the belief that long term, nonprofit ownership is the best way to sustain high quality affordable housing. Its mission is to develop quality housing for people earning low incomes. Residents of CHDC homes are families, veterans, seniors, and other adults. More than a third are children. CHDC owns and operates 519 units for adults transitioning from homelessness and 20 units for people with mental health issues. CHDC properties are located not only in Minneapolis and St. Paul, but in suburbs including Brooklyn Center, Burnsville, Hopkins, and Mahtomedi; and in Greater Minnesota in communities such as Hutchinson, Little Falls, Park Rapids, and Buffalo. All CHDC residents pay monthly rent, which is calculated based on resident incomes. Nearly all CHDC apartments are rented below market rate. More than 75 percent of CHDC households earn less than 30% of the Area Median Income for their household size. Housing is CHDC's exclusive focus. The organization contracts with selected property management companies to manage its properties' daily operations. CHDC also maintains agreements with social service providers including Catholic Charities, Simpson Housing, and Mental Health Resources to provide services to residents in some of its properties.
