Though highly experienced with investments in 1-4 unit single family rental, fix + flip, multifamily, and small mixed use buildings, we struggled with banks so hobbled by the Crisis that they were unable to make common sense underwriting decisions on these assets. Credit was too tight and the borrowing process, if you could get a banker's attention, was excruciatingly long, painful, and uncertain. Loans were - more often than not - just not made.And then came the hard money lenders who, like vultures, swooped in and for many became the only game in town. They made loans. Really safe loans of 50% to 60% of a property's value. But they charged interest rates normally reserved for the riskiest loans: often 12% to 18%. And they charged exorbitant upfront fees, sometimes reaching 10%, for their money. Anyone with a self-directed IRA with spare capital who was willing to ignore the loan shark label could, and did, turn the screws hard.We formed REBAR CAPITAL to escape the "rock and a hard place" world of real estate investments.
