We evaluate each property with its full, long-term potential in mind. Because of our diverse appetite and long-term strategy, we are able to pay more for any "stand-alone" asset than most would think it could ever possibly produce in royalty. We refuse to submit "blind" mail out offers which will not be honored, or renegotiated prior to closing. Instead, we analyze a property prior to making contact so any offer we make will be dependable.
