Cobalt Capital Partners began in 2002 as a partnership between Lewis D. Friedland and USAA Real Estate Company to acquire and operate commercial properties throughout the U.S. Previously, USAA and Friedland partnered on a successful aggregation and disposition strategy for American Industrial Properties REIT, a NYSE-listed REIT that was sold in 2001. USAA Real Estate Company has over $3.4 billion in owned and managed assets and provides acquisition, build-to-suit and development services for corporate and institutional investors. The Cobalt Industrial REIT I is a private REIT managed by Cobalt Capital Partners. The REIT's institutional investors committed $225 million of equity to acquire light industrial properties. Since the REIT's formation in 2005, Cobalt has acquired 12.5 million square feet in nine major metropolitan markets.The $410-million second equity raise for Cobalt Industrial REIT II was completed in 2007 when Cobalt Industrial REIT I was fully invested. In addition to acquiring, Cobalt II will develop light industrial properties. To date, Cobalt Industrial REIT II has acquired over 15.3 million square feet in thirteen markets.
