Errol by the Sea is a 45-year old condominium association with the majority of the owners having units as 2nd or 3rd homes. Fewer than 10 of the units are occupied by full-time residents. Complex is located on the "no-drive" section of New Smyrna Beach, approximately 3 miles South of Ponce Inlet, and has 130 units, 55 one-bedroom, 50 two-bedroom, and 25 direct ocean front units. Complex sits directly on beach, with all units having direct ocean view. Additionally, Complex has three pools, one heated by natural gas, one kiddie pool, tennis court, 4 shuffle board courts, basketball, & pickle ball with loanable equipment. Over 50% of the units participate in an association run rental program that includes weekly, monthly and multi-month renters. Weekly renters almost always occur during the summer months. There is a very active and involved, repeat winter rental community with tenants renting from one to six months. We have finished with a nearly $4M reconstruction and repainting project.
