Prospect Street is a private real estate investment company founded in 2017 by Scott Goldstein and headquartered in Las Vegas, NV. Prospect Street acquires, develops, and manages commercial real estate. Our firm executes a value investment strategy. We are focused on acquiring high quality real estate below its intrinsic value and then implementing tactical value-add initiatives. The team is comprised of partners with differentiated experiences including acquisition, development, asset management, and capital markets.To date, Prospect Street has acquired or developed over 800,000 square feet of commercial real estate in Las Vegas. Our thesis has focused on owning best-in-class locations within high quality, growing neighborhoods where the property requires a range of upgrades spanning from leasing, active property management, or development.Prospect Street's clearest case study of the firm's investment approach and execution ability was the firm's acquisition of the Peccole family portfolio in Las Vegas for approximately $190 psf (>650k sf). The portfolio, which includes retail, office and self-storage, is based in the heart of Summerlin, a densely populated affluent area in Northwest Las Vegas. The transaction offered our firm the opportunity to own best-in-class real estate with a value-add profile and our Seller's an efficient exit of their remaining 10 assets. Today we are creating long-term value for our investors through leasing, property management or development upgrades to each property in the portfolio.
